Home values since 2009
Oxford’s index slipped after the 2008 housing crash, bottoming out at $189,021 in September 2012, then rose steadily. The big jumps came after 2020: Zillow’s September figure rose 11% in 2021, 8% in 2022, 12% in 2023 and 10% in 2024, before slowing to 7% in 2025 and 2.6% in 2026. FHFA’s county index tells the same story, with gains of 12.95% in 2022 and 15.19% in 2023.
What the measures mean
The Zillow Home Value Index is a modeled “typical” value for homes in the middle third of the market, smoothed and seasonally adjusted. It is not a sale price, and Zillow revises past months.
Median sale price is the middle price of homes that actually sold that month. In a small market like Oxford it jumps around from month to month: Zillow’s figure has ranged from $408,500 to $467,000 over the past year.
The FHFA House Price Index tracks repeat sales and refinance appraisals of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA calls its county and ZIP code series developmental.
Census figures lag further: the 2019-2023 American Community Survey put the median value of owner-occupied homes in Oxford at $333,400. See our population guide.
Why sale prices are hard to find
Mississippi is a non-disclosure state for real estate: deeds filed with the Lafayette County Chancery Clerk generally do not list a price, so there is no public sale-price database. Our weekly real estate transfers list recorded deeds without prices. Your tax bill is based on the Tax Assessor’s appraisal, not on Zillow; see our property tax guide.
What this means for you
- Buyers: Oxford costs about twice the state average, and prices are still rising.
- Sellers: growth has slowed to low single digits a year.
- Homeowners: apply for homestead exemption between Jan. 1 and April 1.
- Renters and newcomers: see our moving to Oxford guide.
